Canadian Home Sales Hit Highest September Level in Four Years Despite Monthly Dip

National home sales in September 2025 edged down 1.7 per cent from August, driven by reduced activity in markets like Greater Vancouver, Calgary, Edmonton, Ottawa and Montreal, which more than offset gains in the Greater Toronto Area and Winnipeg. Even with that small monthly decline, the number of sales recorded on Canadian MLS® Systems was 5.2 per cent higher than in September 2024, marking the highest level for the month of September since 2021. The trend of elevated buyer activity earlier in 2025 still held, reflecting pent-up demand and a market that is more active than in recent years.  

Listings at the end of September 2025 totaled 199,772 properties, up 7.5 per cent from a year earlier but near the long-term average for that period. The MLS® Home Price Index was mostly unchanged from August and down 3.4 per cent compared with the previous year, while the national average home price rose slightly by 0.7 per cent year-over-year to $676,154. Inventory levels remained at 4.4 months, the lowest since January yet still close to balanced market conditions, and CREA officials expect home sales momentum to continue into late 2025 and into 2026.
