What is going on out there in the real estate market really...

We have all witnessed in the past couple years that the Canadian real estate market, and more specifically the real estate market in the GTA and Golden Horseshoe area, has its challenges satisfying buyer demand.
With record low interest rates there is high demand for properties. The gap between supply and demand got wider creating a very one-sided sellers' market in almost any price point.

Just how active is the market? Here is a real-life scenario, (and we are experiencing similar situations with all our buyer and seller clients at the moment):

In One week:

100 showings by REALTORS® - many second and some third showings
Online activity on one MLS listing:

3100 viewed it
99 people favourited it
8 people emailed it to friends
38 people wanted directions to the property
Several people called and emailed us for information
The same high traffic was observed on all other platforms where the property was advertised and on the website that was created specifically for the property. Here is a sample of a property website and how our marketing looks. The website is accessible in 13 languages and you can choose your language in the upper right corner drop down menu.

The result? 13 offers and the property was sold for 23% higher than the list price breaking a record for the area!

I hope this gives you a glimpse into just how hot and active the marketplace is right now. If you have been playing with the idea of selling, I have never seen a better time to sell.
