Four things you can do now without spending money to increase the value and enjoyment of your home
Desirable homes are still selling quickly for top dollar - some still with multiple offers. However, we do see that properties are lingering on the market longer, prices are changing, listings are being relisted and conditions have returned in the offers.
Buyers are welcoming these changes, as they are finally getting a better chance to secure a property after being beaten up during the past several months.
What does it mean to sellers? It means to be more realistic with your goals, to make sure that your property is in the best possible condition and ensuring that your REALTOR® is using the right tools to market your property and not cutting corners. Poor quality images and lazy marketing is no longer going to cut it under the current market conditions.
Regardless of what your intentions are, there are some things that you can do to maintain or increase the value and enjoyment of your home with little or no investment at all by putting in some elbow grease and time:
- Spring cleaning - a deep cleaning of your home, inside and outside including, but not limited to, windows, de-grease kitchen appliances, clean cabinets, bathrooms and showers, clean clogged sinks, treat hardwood floors.
- Decluttering - remember sometimes "less can be more." Declutter countertops, shelves and closets by removing and storing seasonal items and clothes that you are not currently using.
- Small repairs - Fix loose door knobs and hinges, oil squeaking doors, touch-up paint where needed, replace loose or discoloured caulking.
- Clean up the yard - Remove dead shrubs, trees and branches, fix loose deck boards, look for loose shingles and siding, power wash and re-paint your deck.
