In February, Canada's housing market experienced a significant surge in activity, with the annual pace of housing starts increasing by 14% compared to January, according to the Canada Mortgage and Housing Corp. (CMHC). This surge brought the seasonally adjusted annual rate of housing starts to 253,468 units, up from 223,176 in the previous month. Notably, year-over-year figures revealed substantial growth in certain key cities, with Toronto experiencing a 10% increase and Vancouver witnessing an impressive 82% surge in housing starts, primarily driven by higher multi-unit projects.

However, Montreal's housing market presented a contrasting picture, as the city saw a notable decline in actual housing starts, dropping by nine percent. This downturn was evident across both multi-unit and single-detached projects. Despite the mixed performance in urban centers, the annual rate of rural housing starts remained relatively stable, estimated at 14,835 units. Overall, the six-month moving average of the monthly seasonally adjusted annual rates of housing starts in February showed a modest increase of 0.4% compared to January, reaching 245,665 units, indicating a steady momentum in the Canadian housing market.
